Some of the key changes include:

  • Landlords must provide a valid reason to end a tenancy, with 'no-grounds' terminations no longer permitted.

  • Longer notice periods will be required when ending fixed-term leases (60–90 days, depending on the lease length).

  • Tenants can request to keep a pet, and landlords must respond within 21 days or the pet is automatically approved.

  • Renters must be offered a fee-free way to pay rent, such as bank transfer or BPay.
