  • The prestige market is stirring. Homes priced $3m+ are drawing more attention, especially across the East and Lower North Shore, as confidence creeps back into high-value segments.

  • Auction clearance rates are holding steady at 69%, supported by tight stock and buyers who are ready to act.

  • Affordability pressures remain front of mind. We’re seeing strong competition for boutique homes, townhouses, and lifestyle-friendly downsizer options.

  • Investors are paying attention. Rental yields are strengthening as vacancy rates remain at record lows across Greater Sydney.

The takeaway? Serious buyers are moving early—particularly where quality and location align.
