The prestige market is stirring. Homes priced $3m+ are drawing more attention, especially across the East and Lower North Shore, as confidence creeps back into high-value segments.
Auction clearance rates are holding steady at 69%, supported by tight stock and buyers who are ready to act.
Affordability pressures remain front of mind. We’re seeing strong competition for boutique homes, townhouses, and lifestyle-friendly downsizer options.
Investors are paying attention. Rental yields are strengthening as vacancy rates remain at record lows across Greater Sydney.

The takeaway? Serious buyers are moving early—particularly where quality and location align.
