Many buyers assume that if they qualified for a certain loan amount six months ago, they'll still qualify today. Unfortunately, lending doesn't work that way.

Banks regularly adjust their lending policies based on economic conditions, funding costs, regulatory requirements, and their own appetite for risk. These changes can happen with little notice and may significantly affect your borrowing capacity.

Lenders continually review factors such as:

• Living expense calculations

• Existing debts and liabilities

• Credit card limits

• Buy Now Pay Later facilities

• Interest rate assessment buffers

• Employment stability

• Self-employed income verification

• Rental income treatment

• Bonus and commission income

• Investor lending policie

Even if official interest rates remain unchanged, an individual lender can tighten or relax its lending criteria at any time.

Your Borrowing Capacity Can Change Overnight

It's not uncommon for buyers to discover that their borrowing capacity has reduced just when they're ready to purchase.

A recent car loan, an increase in credit card limits, changes in overtime income, or even stricter servicing calculations introduced by a lender may reduce the amount you're eligible to borrow.

Likewise, if lenders adjust their internal policies, two applicants with identical incomes may receive different borrowing capacities depending on which bank they approach.

This is why finance approval should never be viewed as a one-off exercise—it should be reviewed regularly while you're actively searching for a property.
