As we leave winter and move into spring, the Eastern Suburbs market is telling a more nuanced story than the headlines suggest. Clearance rates softened through June and July, but quality, well-located homes continued to attract interest, while buyers became more selective around price, position and presentation.

Eastern Suburbs Winter Market Wrap
Winter 2026 proved to be a more cautious period for Sydney's Eastern Suburbs property market. Auction clearance rates softened considerably through June and July, with the Eastern Suburbs recording clearance rates around 30% during some weeks as buyers became increasingly price-conscious and vendors adjusted to changing market conditions.
However, the headline numbers didn't tell the whole story. Quality, well-located properties continued to attract competition, while compromised or overly ambitiously priced homes generally took longer to sell. By the end of August, agents were reporting stronger competition for “A-grade” properties as vendor expectations became more realistic.
Stock levels also remained relatively constrained, helping provide some support to prices despite softer demand. Across Sydney, auction clearance improved to 57% in the final week of August, compared with 54% the previous week, suggesting some improvement in sentiment heading into spring.
