The Property Edit | On Timing, Strategy, and Lifestyle
We hope you're settling into the New Year well!
In this month's edition of The Property Edit, we are sharing a recently secured off-market purchase, an insight for buyers navigating near-new homes, and a local walk that captures why lifestyle is number one in Sydney.
Let's dive in.
JUST PURCHASED: Maroubra
After a six-week search and several close calls, we are thrilled to secure a stunning property in Maroubra for our overseas clients.
They were looking for a three to four-bedroom semi or townhouse close to the school their child will attend, ideally something that would also perform well as a rental until they return to Sydney.
An off-market, freestanding five-bedroom home on close to 500 square metres, with development approval for parking, came to Victoria’s attention. A rare, well-located property and an excellent long-term choice for this wonderful family.
Victoria inspected the property on Thursday, shared a detailed video with our clients, completed our due diligence, and we moved quickly. Negotiations began on Friday, and we secured the home that evening with very little competition!
This purchase came down to timing, relationships, and knowing where opportunities sit. A seamless outcome and such a special result for my clients.
If you are considering buying your next home or investment, on or off-market, and would like experienced guidance throughout the process, we are always here to help.
INSIGHT: What Buyers Need to Know About Near-New Homes
It is easy to assume that newer homes come with fewer risks. In practice, near-new properties can still raise important questions around defects, warranties, and long-term protection.
Here are a few key considerations we always review with clients early in the process:
• In New South Wales, builders' warranties and insurance protections generally transfer to the new owner. This can offer important safeguards, provided the correct documentation is in place.
• If a property was completed within the last six years, it is often still covered for major structural defects and, in some cases, additional non-structural issues.
• These protections apply whether you are considering a boutique apartment, townhouse, or recently completed freestanding home.
• Understanding what is covered, for how long, and under what conditions can make a meaningful difference if an issue arises after purchase.
• In the current market, clarity around warranties and defect coverage is not a nice-to-have. It is an essential part of protecting both your investment and your peace of mind.
For clients exploring near-new properties, this is one of the areas we review carefully before progressing. It is part of ensuring that when you work with us, you buy with confidence, not assumptions.
The Hermitage Foreshore Track does not usually make it onto tourist lists, and that is exactly why it is worth knowing.
Tucked between Nielsen Park and Bayview Hill Road in Vaucluse, this walk offers everything people love about Sydney, without the crowds. It winds past heritage homes and native bushland, with expansive harbour views and quiet beaches along the way.
It is the kind of place that invites you to slow down, take it in, and enjoy Sydney at its most understated.
When clients ask me what makes Sydney so liveable, I often point to places like this.
Not the obvious landmarks, but the everyday experiences that shape the way people live here.
If the weather is kind this weekend, it is well worth setting aside an hour to explore. Enjoy!
