The Property Edit: Smart Summer Moves

In this month's edition of The Property Edit, I'm excited to share with you a recently purchased property, a local favourite, and a few reflections as we move toward the end of the year.

Before we dive in, I want to take a moment to wish you a Merry Christmas and the most beautiful New Year. I hope you enjoy some time to pause and be with those you love most. Stay safe, and I will be online if you have any enquiries.

JUST PURCHASED: VAUCLUSE

A beautiful Melbourne-based family were referred to me for help in securing a 2-bedroom investment property.

Their brief was clear: they wanted something with long-term growth potential.

Over the course of four weeks, I inspected more than 17 properties in a fast-paced end-of-year market, navigating limited off-market stock and an influx of first-home buyers entering the market under the 5% deposit scheme.

What we secured was a gem: a sunlit apartment in a tightly held block of just six in Vaucluse. The home had the character, potential, and location they were hoping for — and the result? A fast and competitive auction, secured under budget.

This is exactly the kind of outcome I love delivering, and a beautiful way to close out 2025.

INSIGHT: Use the End of the Year to Reset How You Buy

Last month, I shared how the holiday season can work in a buyer’s favour from a market perspective.

This month, I want to take that one step further.

Beyond listings and timing, the Christmas and New Year period offers something far more valuable for buyers planning their next purchase: clarity and space.

Space to step away from open homes, headlines, and external noise, and to reflect clearly on how you want to buy, not just what you want to buy.

Before the market ramps up again, this is the ideal time to reassess your approach. One of the most valuable exercises is reviewing properties you inspected this year and asking why they did not progress. Patterns often emerge. Sometimes it's price, timing, or even uncertainty rather than the property itself.

It is also worth considering how emotionally involved you want to be next time. Many buyers enter a new year wanting to be more decisive, yet without a clear process in place.

A calm, structured buying strategy removes urgency, reduces emotional decision-making, and allows you to move with confidence when the right property appears.

As market conditions continue to shift, well-informed buyers who adjust their thinking early are far better positioned, and this is where the right guidance makes a meaningful difference.

If purchasing property is on your agenda in the New Year, now is the time to ensure you are supported with the insight, structure, and expertise needed to make confident decisions in 2026.

Part of really knowing the Eastern Suburbs is understanding the places that shape everyday life. Catalina is one of those places.

Set right on the water, it captures everything we love about Rose Bay. Fresh air, fine food, and the luxury of taking your time. Long lunches, easy conversation, and sailing boats gliding past create a sense of calm like no other.

Supporting businesses I genuinely enjoy is so important to me. It is also part of staying closely connected to the communities I work in every day and sharing the hidden gems I love most with my clients.

If you are spending time around Rose Bay this summer, Catalina is always worth revisiting.
